FAQ

Rental minimum standards (Victoria) inspections in Deanside: common questions

Which standards does a Deanside rental have to meet?

All 15 in Schedule 4 of the Residential Tenancies Regulations 2021: window coverings, covering anchors, vermin proof bins, lighting, bathrooms, toilets, laundry, kitchen, heating, ventilation, mould and damp, windows, locks, structural soundness and electrical safety. A brand new house is not exempt.

When must the property comply?

Before it is advertised or offered for rent, from 25 November 2025, and again on the day the renter moves in. Any rental agreement made from 29 March 2021 onwards is covered by the standards.

What does the rental inspection leave out?

Electrical certification, the two yearly gas and electrical safety checks and the annual smoke alarm check, which a licensed electrician or gasfitter carries out. Heaters, cooktops and appliances are recorded but not run. Asbestos and mould species testing, timber pests, opening up the building and rooming house standards are outside the scope, and anywhere we cannot reach is named.

Who covers the electrical safety standard?

A licensed electrician confirms modern circuit breakers and safety switches. We photograph the switchboard and note what is fitted so the electrician knows what to expect.

How is the price worked out?

By the size of the home and the number of rooms. Enter the Deanside address in the quote form and the price shows straight away.

When does the rental report arrive?

It reaches your inbox the day after we attend. Bookings are normally available within a few days, which fits most settlement and leasing timelines.

My new house passed its PCI. Is it ready to rent?

Not necessarily. A PCI measures the builder's work against the contract. The rental standards ask other questions, such as whether bedrooms have coverings, cords are anchored and bins are supplied, which builders rarely provide.

Do I need this for a townhouse in Deanside Village or Taylors Rise?

Yes. Townhouses and units carry the same 15 standards, and shared walls make ventilation and mould items worth a closer look.

Say one of the 15 standards fails. What next?

Each failed standard comes with the work required to bring it up to scratch. Once it is done, a short follow up visit confirms it, and you keep both reports with your tenancy records.

Does a property manager need to be there?

No. We can collect keys or meet the agent on site, and the report goes to you and anyone you nominate.
