Why Deanside owners choose us

Independent. Licensed. Insured.

  • The inspector who walks your Deanside house is the one who writes and signs the report.
  • Findings are measured against your contract, the NCC and the Guide to Standards and Tolerances 2015.
  • Wind exposure on open Melton ground makes bracing and tie-down a priority at every frame visit.
  • Questions after the report go straight to the inspector, by phone, for as long as the build runs.

We found him to be very easy to communicate with, and he spotted several errors. He explained the issues to us, as we as the concreters, and gave back a detailed report within an hour. We are very happy with his work, and highly recommend him to others!

FAQ

Building inspections in Deanside: common questions

What does a building inspection in Deanside cost?

It is quoted per job. The stage or service, the floor area, single or double storey and whether a re-inspection is wanted all move the figure. Enter the address in the quote form and the price appears before you book.

Which inspection do most Deanside owners book?

The pre-handover inspection, because most homes here are new builds on estate lots and handover is the last point where the builder must fix items under the contract before you take the keys.

Do you cover Bowery, Monarch, Deanside Village and Rosewood?

Yes, every estate in Deanside, plus Taylors Rise and One Deanside, and the neighbouring suburbs of Fraser Rise, Aintree, Rockbank and Plumpton.

How fast is the report?

Within 24 hours of the visit, usually the next business day, as a PDF with a photo and a plain explanation for each item.

Who registers your inspectors in Victoria?

We are registered with the Building and Plumbing Commission (formerly the VBA) and carry professional indemnity and public liability insurance.

What do you measure defects against?

Your building contract and plans, the National Construction Code, the relevant Australian Standards such as AS 2870, AS 1684 and AS 3740, and the Guide to Standards and Tolerances 2015.

Can my builder stop me booking an independent inspection?

No. As the owner you are entitled to have the work inspected. We coordinate the time with the site supervisor so nobody is surprised on the day.

How many stage inspections does a Deanside build need?

If budget allows only a few, choose slab, frame and pre-handover. Lock-up and waterproofing are worth adding on two storey homes and where bathrooms are tiled to the ceiling.

Will the report tell me if something is a safety hazard?

Yes. Items are rated so that safety hazards and major defects sit at the top of the report, separate from minor finishing items.

What happens if the builder will not fix the items?

Put the request in writing with the report attached. If that fails, the Building and Plumbing Commission dispute resolution service (formerly DBDRV) is the next step, then VCAT, where an expert witness report is the document that carries weight.

Do you inspect established homes before purchase?

Yes, under AS 4349.1, with timber pests added under AS 4349.3 if you choose building and pest. Older homes in Caroline Springs, Ravenhall and Burnside are covered too.

Can I attend the inspection?

Yes, and many owners do for the last half hour so the inspector can walk them through the main findings on site.

What is not included in a building inspection?

Electrical, gas and plumbing operation, appliances, pools, concealed areas and anything a licensed trade must certify. A licensed electrician or plumber inspects those, and the report lists any area we could not reach.
